Irish weather is brutal on roofs. A small problem in October becomes a flooded ceiling in January. These are the five things we tell our customers to watch for from ground level — no ladder required.
1. Slipped or missing slates
Even one slipped slate lets driving rain into the underlay. If you spot a gap or a slate sitting at the wrong angle, get it back in place before the next storm.
2. Moss and lichen build-up
A bit of moss looks rustic. A lot of moss traps water against the slate, freezes in winter and cracks it. A soft wash and biocide treatment is far cheaper than a re-roof.
3. Crumbling chimney mortar
Look at the chimney with binoculars. If you can see joints washed out or pieces of mortar on the roof below, the chimney needs repointing.
4. Sagging gutters or staining on the fascia
Sagging gutters mean blocked outlets or rotten fascia behind. Brown vertical staining under the gutter is a classic sign of overflow.
5. Daylight in the attic
Pop your head into the attic on a sunny day with the light off. Any pinpricks of daylight are pinpricks of water in a storm.
